Most owners do not want to manage a building. They want the rent to arrive, the contracts to be attested on time, the tenant to be dealt with properly, and a straight answer when something goes wrong. That is the whole job, and it is administrative discipline rather than salesmanship.

We run a structured file for every mandate: owner and tenant identity verified and held on record, title and ownership documents on file, unit-by-unit contract dates, cheque positions, attestation deadlines, renewal and notice dates, and the utility accounts in the right names. Nothing sits in someone's phone.

The mandate is modular. There is a core agreement covering tenancy and rent administration, and further modules you can activate per unit — so a single villa and a fully let building are not forced into the same arrangement.

What the mandate covers

  • Tenant sourcing, screening and reference checks
  • Tenancy contracts, attestation and registration
  • Rent collection, cheque handling and arrears follow-up
  • Renewal negotiation and service of notice within the statutory periods
  • Utility account transfers and closures
  • Owner statements and a documented file per unit
  • Identity and ownership documentation held under a controlled checklist

How the work is organised

A core mandate

Signed once, covering the tenancy cycle and rent administration for every unit you place with us.

Modules, activated per unit

Additional scopes switched on where a unit needs them, so you are never carrying cost for work a property does not require.

Maintenance through our in-house contracting arm

Repairs, make-good between tenancies and fit-out are carried out by our own contracting arm rather than subcontracted out — which means one instruction, one accountable party, and no argument about who is responsible for what.

A written record

Statements, contract positions and document status are recorded and reportable, whether you are down the road or overseas.

What you should expect

A named contact who answers, statements you can reconcile, and no renewal or notice date reaching you as a surprise. If a property is not worth managing on the terms available, we will tell you that rather than take the mandate.
