Pricing comes first. We set the asking rent against comparable units currently transacting in the same building or community, not against the optimistic figure the last agent quoted. Where the market has moved against a unit, we say so before it is listed rather than after two months of silence.

Screening is the part most agents skip. We verify identity and standing, look at the tenant's ability to carry the full term rather than the first cheque, and put the reasoning in front of you before you decide.
