Before paying a deposit

  1. 01

    Match the plot details

Request the title deed and plot map, then match the plot number, location and dimensions against official documents.

  2. 02

    Check ownership and building rights

Confirm the buyer's eligibility for that location and request planning information covering use, setbacks and building boundaries.

  3. 03

    Calculate the full cost

Ask about registration, transfer and approval fees. Do not judge the overall cost by the advertised price alone.

Common questions

What should I share to start looking for residential land?

Your preferred area, approximate plot size, budget and intended purpose help make the search more focused.

Can I build immediately on any residential plot?

Not necessarily. Request the plot map and planning information, then check setbacks, permitted building area and the approvals required. Requirements vary by plot and project; Sharjah Municipality provides building permit services.

Can everyone buy land in every part of Sharjah?

Sharjah Law No. 2 of 2022 and Executive Council Decision No. 30 of 2022 permit non-citizens to own property in approved real estate development areas and projects under specified rules. This does not mean every plot is available to all buyers. Verify a particular plot with the Real Estate Registration Department.
