Al Barakah Real Estate LLC

What should you consider?

  • Permitted land use for the business activity
  • Access, utilities and infrastructure requirements
  • Plot dimensions and construction constraints
  • Ownership eligibility, approvals and expected costs

Before paying a deposit

  1. 01

    Start with the business activity

Check whether the proposed or licensed activity is allowed at the site, and ask the Sharjah Economic Development Department about the activity and any required technical assessment.

  2. 02

    Check operational needs

Consider access for deliveries, loading space, power, water, building constraints and any required activity-specific approvals.

  3. 03

    Separate ownership from operating approval

Buying the land does not automatically mean you can license a warehouse or factory there. Verify the licensing route and fees.

Common questions

Is every industrial plot suitable for a warehouse or factory?

No. Check whether the planned business activity is allowed on the plot and whether technical assessment, external approvals, building rules, utilities or truck access requirements apply. The Sharjah Economic Development Department provides information on business and warehouse licensing.

What should I share in the initial enquiry?

Describe the activity as it will appear on the trade licence, alongside area, plot size, budget, electricity or water requirements, loading space and vehicle access.

What costs should be checked before buying?

Separate land purchase and transfer costs from technical assessment, approvals, site preparation and utility connection costs. Licensing procedures and fees can vary by activity and property arrangement.
