    Ownership and eligibility

    We confirm the seller's standing and that the zone permits ownership by your nationality — Emirati, GCC or otherwise — under the governing framework, including any Executive Council designation. No surprises at transfer.

  2. 02

    Title and encumbrances

    The title deed is sighted and ownership confirmed at source. We check for mortgages, liens, disputes and caveats, and identify the no-objection path from the developer or authority before you commit.

  3. 03

    Zoning and permitted use

    Permitted use is confirmed — residential, commercial, mixed or industrial — along with the build parameters that decide what you can actually put on the site: plot ratio, gross floor area, height and setbacks. Infrastructure readiness is verified on the ground.

  4. 04

    Valuation and price

    We benchmark against recent registered transactions in the same zone and compare against current comparable sales, then give you a fair-value view: is this priced correctly, or is there room to negotiate?

  5. 05

    Provenance

    We verify the source. A genuine off-market opportunity is not a public listing that has been passed between agents until it looks private, and we will tell you which one you are being shown.

  6. 06

    Readiness and true cost

    Seller intent and authority to sell are confirmed, exclusivity is assessed honestly, and the full cost is broken down — transfer, registration and any service charges — against a realistic timeline to title.
